Having never had anything to do with Land Agents before,I find myself needing one. Are they all totaly honest and work for you,or themselves? meaning are they just out to make as much out of you as they can.
Have got a list of three in my local area. Do not want to put names or details on here though.

There are good & bad ones. Many have their own specialisms if the firm is larger. Is your need particularly niche? Make sure they are RICS and CAAV qualified at the very least for general agency work. Their qualifications should be listed on their website.

As above, good ones should make you save/earn many times their fees. The bad ones, well, read the other posts on this thread!
 
The hardest bit is doing the detective work to find out who they are actually working for!! And if you have employed them and are paying all of the costs that still can mean nothing. Well done for avoiding them thus far!! Good luck!

A good one will be working for you, the paying client. Ask around locally to see who is good.

There is no guarantee they will give you the outcome you want but if you need expert advice I don't see much alternative.

Reputation is everything.

There are land agents who are efficient and highly competent, and those who leave a trail of pee'd off clients and badly executed work in their wake. Ask lots of candid opinions from your friends and neighbours, and act accordingly. Going by some circulating tales of an agent not far from here, the damage a bad agent can do should be very easy to spot. Also, depending on the nature of the job, you have to ask yourself who *your* agent might be working for...
