Land price for garden extension

Got someone wanting to buy a piece of land from me to extend there garden , it's 0.125 of an acre , what price should i be asking ?
We went through this a few years ago. It was very fortunate for us as is caused several of their neighbours to do the same and the money it raised paid for my grandmother to have live in carers until she died.

Firstly they have to pay your agents fees and all legal expenses.
Secondly, put a 'no development without your consent' retention on it. Bizarrely several people on here don't like the idea of these, but if they only want a garden extension then they should be happy and if they want a building plot then they should be prepared to pay for it.
Thirdly set a price you are happy with. Half the value of the uplift is a bit old school considering the rapid growth in property values. We had one guy argue that the extended garden didn't really add any value to his house! I said that I'd sell it to his neighbour and he quickly reconsidered. I'd say a minimum of £20k for the bit in question. You can always come down in value but you can only sell it once.

Gardens need to sell for same price as development land for all reasons people have listed above. Round here we call it £1million/acre. And they pay all costs. Usually stops people asking, though we have sold the odd little bit and normally regret it
