Looking for Building to Rent, North Lincs

Hi

I am looking for a barn/storage building to rent to run dog agility training classes from in North Lincolnshire. We are a Kennel Club licensed club operating since 1970's. We are having to cancel more and more winter training session so now looking to invest in an indoor venue. Ideally 30m x 20m but will consider anything. Must have lighting.

I've been offered a shed that is 7700 ft2 but I have to suggest a rental price and I have no idea where to start and I dont want to insult him. Any ideas of a starting point please? This will be a long term rental agreement. He said we would be perfect tenants for him as we dont expect anything from him... he can just leave us to come and go as we please.

What’s the building like?

Whilst on the topic....don’t forget to budget for potential business rates in future if no planning permission currently. Could put you in a difficult position if you find yourselves with a bill.

Its breeze block wall with slatted timbers above. Nice and clean. The floor has a step in it down one side so we need to fill and level that off. It has some low internal breeze block walls that he is willing to knock down.

If there's anything in Brigg, it's down Ireland Carr or Atherton way as thats the only two industrial estates and the rental prices are very high
Was thinking of farmers agricultural building rather than industrial units as yes, they high rent is a killer for a non-profit making dog club!

I was actually thinking of building a new shed, but hadn't thought what I was going to put in it. I'm about 15 miles from Scunny. So probably not what you need just yet sadly.

£10K would be starting point per annum

We are not looking to rent an industrial unit. We have already priced these up and the rent is astronomical. Hence we I have approached farmers.

On Thursday 26th September, we’re holding a webinar for farmers to go through the guidance, actions and detail for the expanded Sustainable Farming Incentive (SFI) offer. This was planned for end of May, but had to be delayed due to the general election. We apologise about that.

Farming and Countryside Programme Director, Janet Hughes will be joined by policy leads working on SFI, and colleagues from the Rural Payment Agency and Catchment Sensitive Farming.
