Hello,

Would anyone know how difficult it would be to get commercial livery approval for an existing equine property near to Abergavenny, as we have seen a couple of properties we like, but they do not have commercial consent nor an arena, so was wondering if anyone had any experience. They have stables, additional barns etc.

The route in will not cross any major roads etc, so would not think the level of traffic would be considered high.

We are not looking to have a large yard, only 10 plus our own - so a very small outfit to keep the standards high etc.

Remember in wales any development over 100 sqm reqiures a suds plan.but women across the road from me and 1 about 2miles from me had no probs,both had arenas built ,but then again i didnt know you needed permission to keep horses ,or others

Hi

Any development we would opt for would include the appropriate drainage systems - although I doubt the incumbent owners have followed the legislation to be honest.
There are no visible ditches on the properties however, so one assumes it woukd need to infiltration options?

We always work to comply with requirements, hence the questions.

Do things in small steps ,99 sqm ,at a time.but the liverys around here have never asked permissions,just happened

How do they get past the requirements of rates for buildings for their registered businesses etc, as clearly change of use of land comes into effect.

Is it a case of them running the jfdi approach and run the risk of potential served notices if local authority finding out?

Give us a shout if your require fibre for an arena surface. We sell a premium product but loads cheaper than the leading manufacturers

Depends on your neighbours i spose .lasy up the road got planning for arena,not much in the way of buildings ,

Thank you for the offer, but we do not buy the fibre only, mix in to existing sand surfaces - as we have found it is not as good as pre mixed surfaces.

We always recommend fibre laid on top of sand and then mixed via power Harrow/rotavator. I never recommend fibre only arenas as they lack stability.

I would never use fiber only either, the response was that you cannot mix the fibres in as well in our view by power harrow - and you risk damaging the membrane to get the fibres deep enough if not careful.

@Ukjay My girlfriend is an architect in Monmouth so has experience of Monmouthshire planning, she says If you are providing jobs etc they are usually pretty receptive, however she has heard of people being refused if they have applied after they have made the changes.
