New barn size and shape most suitable for future class q conversion.

Hi all, putting a new barn up later this year and was wondering what peoples experience of class q conversions have been , and whether they could have made it easier and cheaper if they had constructed the barn with conversion in mind. Many thanks

I imagine starting with the end in mind will help you end up with the conversion you're after, but bare in mind the barn has to be up for a minimum of 10 years before you'll be allowed to convert under Class Q, or before 20th March 2013. So it's a longer term investment and forward planning. I would guess Class Q would still be around by then, but who knows with the state the Gov is in nowadays.

Max overall floor space for one Class Q conversion is 465sqm, so that might help you in planning size of the building? Also making sure there's enough height for a first floor to be inserted and be a usable space.

From what can gather most Planning Authorities are already very reluctant to allow class Q conversions, I don’t think our planners have allowed many at all.

There might not be class Q in 10 years, but there probably will be in 25, 50 or even 100 year, so value should always be there

A lot of Victorian brick barns built around here were converted in the 80s

Some of our buildings built recently have been done with conversion in mind - location, aspects, services, views etc

Surely there’s a clause disallowing future new builds from eligibility? Otherwise I could put a shed up tomorrow, decide I don’t actually need it in a weeks time and put it in for planning under class Q. :scratchhead:

All ag buildings put up under PD rights have a clause in the permission that states if the building is not needed for agriculture within the next 10 years it must be removed. So if you applied under class Q within that 10 year period you'd be admitting it wasn't needed for ag purposes, so should be demolished. Its only after the 10 years is up that 'potentially' one might be able to try under class Q, if it still exists of course.
