That's very true and maybe we did pay over the odds but we didn't have the time, contacts or information about getting it cleared. We live and learn. Hence why we would like to start getting a income from it. Even if its 600 quid a year. Thins might sound cheap but we live far away and don't hand thousands to spend making it a dream.

Cant see you getting £600 a year for five acres. If it were close to me, I’d maybe give you a £100 or so for the use of it.

Easy to say when you didn't see the state of the land. Shame you were not the contractor then we would have been quids in. 🙄
Maybe but as someone who's just cleared 2.5 acres of shrubbery, trees, bracken, and brambles in a day with a 9 ton digger, I can't work out how you were charged £5,000 for something twice the size.

If you can't sell it find someone else to keep it tidy but you might well find that it ends up costing you money, especially when the local dodgy squad work out its an easy place to fly tip.

The land was very overgrown with shrubbery trees and bracken etc. I know they used a big traction a molcher on the back and front. Not sure if spelt correctly. How much would you have charged.

Planting land into trees is the worst thing the OP could do!

The small income you talk about will be lost in the drop of land value let alone the cost of looking after said trees!

Who in their right mind would plant trees on land worth 8/10k an acre to only see that land worth 3/4k an acre in 10 years time?
could you show me where all this land in Devon is, worth only 3-4k cos its got trees on it? In return, i'll show you some soggy clay with pillaged oak that just sold for a lot more than it woulda been under grass.
5.5 acres would attract lifestylers far more than farmers, and their values ain't the same as yours and mine...............

Anyway, Op says it's not for sale.

Once it is planted to trees there is NO going back and NO income for several years after the grant scheme ends 10 years after planting untill the wood can be felled and sold which will be 30+ years later!

Long as no rocks or scrap in it and done while machine was on tractor for another job, few hundred quid. What I charge neighbours for small jobs while tackle on tractor for other jobs.

It will need spraying off soon as all those weeds will now regrow, so you more expense.
Would not say more than 500 quid to clear wood, especially if they taking wood away for firewood!

Don’t listen to these tight old gits telling you that you had your leg lifted, we have no idea how much of a job it was and that 5k probably included vat.
These farming types also don’t value there time and think labour is for nothing so the thought of paying someone to do a job that they could of done themselves will blow there mind!
If it was my land I would find a local farmer that has a good look on and rent it to him, it’s not always about how much rent you get, it’s more important that it’s looked after.
The land is now your asset and you have increased the asset value by clearing all the crap, a good straight tidy carry on with keep your asset wealth and options open in the future

I wouldnt get hung up on what you were charged , sometimes getting a firm in who usually clear gardens etc is far more expensive than if you had asked an agri contractor to do it. Prices in that area may be more than others too but 5k seems a few thousand too expensive. To get it mown/flail topped from now on shouldnt cost anymore than £200 ,so £400 if you think it needs doing twice a year.

Thank you.. we did get told about £500 twice a year but we are not willing to keep or even start paying for this. As you say 200 quid should do it. I'm sure with a topper it won't take more than a mornings work. But I'm no expert. I sell fish for a living 🙂
