I'd say glamping sites seem to be having a busy year. Tree houses in quiet areas are always in high demand. Looks like a cracking location to create something special.
Camping sites were busy last year not this.

Glamping/tree houses busy this year who knows about next?

The holiday market has been unpredictable, who knows what next few years will bring.

If you won’t sell it get it let. You’re £5k down already.
A proper agreement will make tenant responsible for the above and more
Get a caav agent on board they will sort you out. Don’t need to worry about lifetime tenants if you do it properly.
If you get a decent tenant, even if they only pay you 5 pence a year it’s a good deal at that distance and you’ve got a free cup of coffee whenever you drive past ( not often I would imagine!)

Or on the other hand
you’re keeping it as a family asset, wouldn’t a better legacy for your children/ nieces/nephews be to flog it, use proceeds for a deposit on a rented house, = income for their life in 25 years time? Chances are if it’s 300 miles away they won’t attach the same emotion to it and it’s going to get sold anyway when you and sister are gone?

Has it been reseeded since they cut the rubbish back?

You should put a couple of glamping pods/ shepherds huts on it or failing that put up an AG shed on it just for storage! Then apply for PP down the line for a house and in the meantime rent the land out to a local farmer.
Not been reseeded since first cut.. no but u think we need to after the 2nd cut.

There’s a caravan in one of those pictures - is that the contractor’s or is it on the land - if it’s on true land, how long has it been parked there?
Caravan has been there for years. Nit good enough sleep in. But as uts been there a while I belive there is something called permitted development. My wife mentioned it. Same as the iso containers and the shed. We can replace them with something the same size/shape. I might be wrong.

Yes that's very true. We did maybe suggest moving down to Devon just because we love the area. Just came back Friday from a weeks holiday down in croyed. We though maybe glamping but will need someone to run it. And more costs.
why not look at a joint venture with someone for glamping?
They run it day to day, you both set it up.... split profits or something along those lines.

failing that you would be best of letting it to someone to minimise your maintence costs.

Without meaning any disrespect just because you have spent x amount of £ clearing it doesn't instantly make it good ground. it makes it workable but the soil properties and fertility define good to bad.

There is no permitted development on a caravan on agricultural land but if you can prove it has been there for 10 years then you can get a Certificate of Lawfulness for Existing Use or Development (CLUED) which basically states that the caravan has been there for a period of 10 years, after 10 years it becomes exempt from planning enforcement and therefore to fill the council should grant it a lawful status.
Once a lawful status has been secured you can then seek to replace the caravan with another caravan or another structure that falls under the caravan act.
The use of the current and proposed caravans would need to be investigated, can you prove that somebody was using that caravan for full-time accommodation or has it only ever been used for recreational purposes?

Wow alot of information for a caravan lol I think it was just sitting there static. Never been used. But I'm sure it's been there more than 10 years. If looks are important then it looks like it's been there 100 years haha. No prove thou.

is a statutory declaration proof enough?

In fact it can go right back to 1945 when Devon was photographed after the war.

Its a bit more than a slight slope :D

I think its almost valueless from a farming point of view in terms of rent. You might get somebody to graze it foc to keep it tidy but thats about it.

You need to do something amenity or recreation wise to earn anything off it and I also now think the values put on it in previous posts won't be any where near. Maybe £2000/acre tops.

Yes it does have a slope to it but iv seen alot worse that has been farmed.. sorry what do you mean £2000/acre

Depending on how far away from a decent population you are there's the possibility of dog excercise areas. There was someone asking for possible sites, for them to set up the enterprise, for a annual rent on the forum but I'm not searching for the thread. I presume they'd sort out the fencing and management etc.
