As the title says we are thinking of putting up a new workshop to store all the junk in. Anybody got any ideas on what its likely to cost. Was thinking 60 x 45 wide with roller shutters on each end.

This might provoke some comment... but... I have run some numbers on the basis that you want just a workshop and you don't want to future proof it and convert it to say a grain store later or hang something heavy from the roof.


If you want a building for this purpose which is essentially sounds like a small industrial unit that is not restricted in terms of how often you can use it then what about doing it in cold formed (cf) steel. These are economic for this span range. The hot rolled steel suppliers may not like this but hey ho...


So now the costs....if you go on the internet you will find a lot of outfits supplying this form of kit building 13.7m span x 18.316m long x 4.0m to eaves with a 10 deg roof pitch. The base cost they will be paying for this type of kit as a typical distributor is about 17.5 k ex vat which should include a set of structural calculations. This is based on a single skin roof cladding 0.7mm thick and a wall cladding 0.5 mm thick and your columns & rafters will be a Single Cee section 400mm deep. Gable frames will be a bit lighter. Now you should to add some anti condensation barrier on the roof at £ 2.2 /m sq plus vat. If you want some form of insulation, which I always recommend, for this usage and occupancy you describe then the price will increase.


The cf distributors need to spend a fair bit with google to get on the first page and they can do a lot more quotes in a day for basic buildings than a lot of the hot rolled guys. In reality it is a numbers game for them and the same to lesser extent...although some of them are catching up, if they need that kind of business, probably the same to a certain extent as the hot rolled guys. To make ends meet for the cf distributors you should expect to actually pay for the kit delivered for you to erect between 17.5k plus 11 – 40% .... seems like a lot but they do need to make a living. The difference is partly due to the quality of service you get and how busy they are so you need to nail this down.


Alternatively you could go for a hot rolled steel building which will cost you more on this span range for this application if you specify the same deflection limits... deflection is how much the building will sway under load.. too much and it voids the cladding warranty for example... often glossed over!!


One of the key points to recognise is that the steel building market is much like buying a second hand car. Please feel free to ask any questions and if I can answer them, I will. Lastly, there are a lot of people on this forum who have a lot of knowledge so they should be able help as well.


And very finally... what is the difference between hot rolled steel and cold formed steel ?

Well basically, hot rolled steel comes out of the furnace as a big lump of hot metal and goes into a set of rollers while still hot which shape it into say an I beam or column. For cold rolled steel the hot lump of metal is rolled flat into a big toilet roll which usually weighs about 7 tonnes. In the UK we take this, now cold, toilet roll and split it into smaller strips and put it through a set of rollers when it is cold and form it into a C shape or a zed shape... like a roof purlin. Hence we call it cold rolled steel.
