Occupancy rates for budget hostel type accommodation

Considering going into budget hostel type accommodation (not on farm). Have a building that would give around 10 beds over three rooms plus shower room toilets and basic kitchen. Location ideal for walkers / climbers type. Just wondered if anyone has a similar set up and if so very rough ideas at how occupied it gets so that I can get an early idea of potential income. Possibly looking at it being closed during winter months.
 
Bump. We have a stone built shed on the farm we've just bought which had elapsed planning permission on it to turn it into a cottage. It has been suggested that it might make a good bunkhouse for walkers, cyclists etc. as above. Any thoughts/experiences?
