Planning for 240 x 40 livestock shed

Looking to put up a 240ft x 40ft livestock shed and would like to know whether it is advisable to go for planning process myself or through land agent/consultant.

I have put up a permitted ag development 120 x 40 shed this yr, doing simple application myself. Additionally I have experience with planning for several domestic projects.

I guess what I'm saying is whilst I am not a complete caveman, would I jeopardise pp by doing application myself?

Surprised you got permitted development for the shed you mentioned, is the foot print not too big for a permitted development?:scratchhead:

I would say got for it if you have experience.

it wasn't hard to do here in south wales took about an hour downloaded map and sent in all by email

Are u in an NVZ? I did our grain store and general purpose myself. Cost a bit in plans but used emapsite etc.

For a livestock building here they would need to see NVZ plans etc to make sure you can deal with the manure

In NVZ, but don't produce any slurry...

But no doubt better to be prepared.

Thanks for all the advice. Think I will get the ball rolling doing it myself next week.

good point about the available land for the muck, its a good idea to invent a straw for muck agreement

livestock building you will need full planning so this will need a robust application but you should be able to do this yourself ,put together a design and access statement explaining why the building is needed and justify its size height and position on the farm,explain there will be no slurry or storage needed and if you have a straw for muck agreement put this in and note this will be sustainable for your business as you will be exchanging a by product for a commodity you would have to buy and it will decrease the use of chemical fertiliser on the arable farm,you will need to add plenty of detail to this it all helps baffle them with science but beware some LPA use a ag adviser to look over applications so don't bull them to much

Yep, I work for my best friend Simon who runs SJM Planning & Construction in Kent. I mainly do the CAD work but I have started doing the 'easier' applications leaving him to do the more complex ones.
Simon was a Local Authority Planning Officer for 7 years and has been in the private sector for the past 5 or so.
We are happy to discuss any work, anywhere.

Good idea ,and when someone recommends another planning consultant keep ringing them ;)
 
Hi. I dought by filling the application in yourself you will jeopardise your planning application. You have had it passed on previous occasions so proves you are more than able to complete and doing so will potentially save you a few bob.
