Planning permission first steps

Been 12+ years since I put any planning applications in,, anything changed ? What would be my first steps for a site with 3-4 detached property's? Any advice would be greatly appreciated
 
I have been working for a Planning Consultancy for just over a decade and planning has changed immensely.
The level of detail required in the submission is far higher, you won't get much feedback from the council once the application goes in, you will need far more surveys and consultants .... to be honest the list goes on and on - 10 years ago architects looked at Planning Consultants as a luxury or a nuisance, now they call us to take the hassle out of their projects.
Another big change is geography and relationships - the turnover of planning officers at LPA's means there are no relationships as such anymore and with planning policy all online your chosen consultant can be at the opposite end of the country and be as effective as one just down the road.

I did some planning 12 years ago and it has changed vastly since then, getting a planner out to discuss is difficult and the language they talk has changed it’s gone very ‘legal’ and difficult at times especially in a tricky case.
