Planning permission for hardstanding

Wanting to make some hardstanding inside a field gateway with future plans to make a yard and erect a shed nearby, do i need planning to remove topsoil and create an area of hardstanding ? Will probably be used to feed and store bales for a while,

I believe that if the surface is intended for long term use and is of a bound impermeable material that will increase surface run off and is formed as part of an engineering operation then it would need planning of some sort.

So would that suggest that a area of hardcore for feeding bales wouldn't need planning ?
 
I think it will come down as permitted development. I brought a few acres a few years ago. Put mobile stables up while I decided where I wanted to put my general purpose shed!!! The planning consultant as said I need to take pictures of where the hard standing his and stables. Then move the stables before I can put planning in!!! Does any one know if I can put planning in before I move the stable as it’s going to be a ball ache just moving them while the planners make a decision.

I don't think you need to move the stables, as long as they are genuinely mobile then they should have no bearing on the application.

That was my understanding. That are on skids so can be pulled. The person who I was going to put the plans in. Used to work as a planner. So I guess she knows her stuff but she keeps putting a spanner in the work so I thought I may just put the plans in myself. I don’t think I can do a 28 day planning as I only have 11.18 acres there? I do rent a further 9 acres just done the road.

If you can get a written agreement for a long term agreement for the sole use of the 9 acres then you could try for PD.
If you can't get it in writing then Full Planning is your only route and then include a covering letter stating you intentions with the stables once the building is passed.
 
Many thanks for getting back to me. Im sure the people who I rent the ground would do me a letter. I have put down road plannings as it’s easier for me. I’m in a wheelchair so used the hard standing to work with the sheep etc. We did put a fence around the hard standing and the stables. Hopefully the planners will be kind!!!

I should say they will struggle to argue against your requirement for hardstanding to facilitate wheelchair access.
Apply and argue your case only if picked up on it...
