Hello Everyone. If you put in a 28 day notice , can prove its for Agricultural use , have more than 13 Acres , ensured its further than 25 mtrs from a road , is not being used for Livestock, is less than 500 sq mtrs inc hardstanding - can the Council still refuse on the basis its " Metropolitan Greenbelt "

Any help greatly appreciated!

In respect of Metropolitan Greenbelt you might want to stick this up their noses.


Especially the quote at the end of page 15.
Thanks so much for this. I feel sorry for the young lad other end of the Village. He's set up a Free Range Egg Farm and they just refused him a Barn citing the reason being that he's in the "Metropolitan green belt" . You can see the Guy is working hard. All because his NIMBY neighbours don't like his Chicken farm . I guess it was this that prompted my original post . I think I need to speak to these people who give their contact details in the article.

With a 28day notice does the clock start counting down from the date of application or validation?
I put in a prior notification 28 day notice a week ago via the planning portal & heard nothing back so far apart from the email receipt. As far as I know it is still awaiting validation

The 28 days will start from the date you submitted it with the correct fee UNLESS it is found to be invalid, then the clock will start once it can be made valid.

Think I will just let the clock run for 28days then & then tell them time is up.

I know that the application will be valid and correct fee through the PP site, I have done a couple before & last time I rang to mention they hadn't validated so they backdated it
