Renting field for compound

We've been approached to rent one of our fields by a building company who need to build a compound next to an existing site. Any ideas on £?

1000 an acre a week
You get to keep fence panels, stone and left over materials.
Site to be returned to you soiled up to same standard as original, with original materials stored on site.
Site to be drained to your satisfaction once restored as soil structure will be shot.
You able to visit to view at any time in correct high viz etc.

Make sure your not liable fir any contamination after they leave. Builders are not careful what the leave behind. I’d want a major size damage deposit for clean up to original condition. All legally documented with no loop holes.

As others have said, get an agent onto it (and ask developers to pay fees). Make sure you get an exit date with a hefty penalty clause for each week they over-run. Don't forget to exclude it from your BPS claim.

It would be quite handy if the compound was to stay after x number of years when they're finished, as has happened to a similar site about a mile away.....

Appoint land agent, the contracting company will pay the fee. Insist on at least partial payment up front, I’ve asked for at least 50% of the total projected cost over the project duration in the past. Contractor to cover all costs; legal, agent, reinstatement, re-fencing, your time.
If they’re digging and using your stone/aggregate to bottom the compound it’s £6/t minimum (this will be subject to aggregate tax).

These things are a bit of a hassle but can be a very nice little windfall, just make sure everything’s signed and sealed, construction companies are known to go bust on a fairly regular basis, hence the percentage fee up front.
