Renting Land

Apologies if this is in the wrong place on the forum.

I’m looking to rent roughly 5 acres of land in the North East. The land would be used for outdoor activities and not agricultural purposes.

If possible would someone be able to offer advise on a couple of things:

Roughly how much I’d be looking at paying per acre per month?
What other costs might be incurred (business rates etc) and roughly what they might be.
What sort of restrictions for use are there for different types of land? And following on from this is it easy to get the usage changed?

I can provide a little more information about the potential business if required but obviously don’t want to give too much away at this stage :)
