evening all,

im in the process of having the roof on our cottage replaced, we have gone from fixing a couple of leaks on monday to deciding this morning to replace the whole roof, like for like with new spanish slate, my question is would you bother with builing notice? and if not what is the penalty for err forgeting to do this? my problem is i cant be doing with council do gooders telling me i need to upgade the insulation etc etc.......... veiws welcome!

Building Notice? What's one of those?

JFDI. No idea of penalty but its unenforceable after I believe 12 months.

As long as its done to current regs., would think you'd be fine.

If the Council get involved it will only be to do with getting it up to current regs which is really the best thing to consider for the future. You have the opportunity to fit good insulation (Ecotherm/Celotex/Kingspan) between the rafters (Don't forget your air gap), put in a breathable under-felt such as Tyvec and treated battens. You will also be able to do any necessary repairs to the rafter feed/ridge board/soffit/fascia as well if you have had long term leaks. It would be a very unusual roof if it housed bats as the gaps under the slates are usually too small for them to creep under.....
You can call the building control without having to give inside leg measurements and they are often helpful with sensible advice. You will be amazed at what you can look at;

Never had building regs for anything Ive done yet, not paying out for them jobs worths, never likely to sell so not worried, have gone beyond what is required however, use as much insulation as you can get in, treat any old timber my motto is do it once and forget it.
