Don't do or install anything permanent until you have it all in writing! I underlined the word 'all' because you really do want as much as possible spelt out clearly in black and white; later 'surprises' can lead to friction, no matter how well things start.

Without needing a postcode, part of county will do, where are you?

Get a mini digger in and clear all the ditches on day one. If in date, get the hedges sorted too. Nothing says "I'm the boss now" like clear ditches and tidy hedges. Plus, all that water will get away to next door much quicker. Mark and check all your drain outfalls with posts.

Then get all your fields sampled for pH and fix that as a priority.

When I took on this farm there was an unfenced 10acre field that the previous tennant had tried taking hay off. It hadn't been cut for three years and was all layed over dead thatch. Got my mate to mow it hard and baled it for bedding. Left it over the winter and fenced it. In the spring I was amazed by how much grass was growing (along with the obligatory weeds). Grazed it hard again with sheep and cattle. The following year it was a good clean grazing field with reasonable grass.
Every year it gets better with all the sheep and cow dung.
