Storage space is getting less by the day on farms.

I’d look on local agents websites to get an idea for a commercial rent but if it’s being used for agriculture then it will prob be less, without more detail on what and how much area it’s hard to say much more
 
£2.50 per pallet space per week plus £1 per pallet on entry and again on removal ( both those paid up front in case the pallet owner goes bust) and take nothing in which has little value in case you get lumbered with disposal 🥴

90% discount for agricultural use with open sides….

It can be well worth looking at getting change of use to B8 and paying some rates. 😉

@Doing it for the kids can you expand a bit on your first sentence please. £/sq foot going down? Less demand? Too much storage available? Or storage on/in a Farm environment is not desirable?
 
Everyone is after storage space on farms if you are in a busy location. The demand is up thus supply is down. £/ft2 is def not going down but like all things it’s entirely dependant on location.

Look at the commercial stuff on Rightmove etc for comparables.

Ag use is unlikely to generate the same income though
