Stables for rental income

Hi, I am a hobby farmer, we are wanting to build some stables to rent out, firstly for security so there is coming and going of people and secondly for income.

i have an acre of land which is roadside with vehicle access which I want to use for this purpose...

my questions are... how many stables can I expect to fit on here, and what are the going rents, I am near Steeton West Yorkshire. I do not intend to provide any services , just built stables with basic lighting and running spring water.

The number it would support just as grazing depends if you could keep them off it when it’s very wet and they would cut it up badly and spoil it. Trying to get our customers to understand about keeping them in to look after the paddocks is very difficult, they just don’t get it.
I would say three at the most with them buying in all the feed.
If you want a peaceful life hassle free, don’t do it, get someone to graze a few sheep instead..

Horsey livery folks are renowned for wanting everything yesterday but dont expect to get paid any time soon from them .
Ive heard of a few cases when the bills were mounting up ,the horses and tack were moved over night and never heard from ever again.

I would only do it with a legal contract in place, as a landlord you can either be a barsteward or a silly barsteward , excuse my french, but I prefer to be the former rather than the latter.

You realise you need planning permission don't you? For a basic stable/grazing and no schooling facilities not more than £15-20/week depending on local competition. Round here you can get a stable including hay /grazing for £25. Is there good access to off-road riding? Do you have a barn that hay/bedding/feed can be stored in? If storing tack, rugs on site etc you will need good security (some use a container).
