Upcoming Changes to Class R Prior Approval!

Following the consultation last autumn we feared that the changes to agricultural permitted development would be swept under the carpet until after the election. However, in a surprise move it was announced last night that as of 21st May 2024 the following changes will come into force - please note this is as we are interpreting them:

Class R
  • In addition to Use Classes B8, C1 and E you can now also convert to B2 (General Industrial), F2(c) (Outdoor Sport or Recreation) and also "Provision of Agricultural Training". However, the B2 use can only be used for the processing of raw goods (excluding livestock) which are produced on the site and sold from the site.
  • The maximum floor area for conversion has doubled from 500m2 to 1000m2.
This may open up more diversification and development options for farmers. Please feel free to drop me a message if you think you might now have a development opportunity.
