Wayleave agreements with broadband providers

Anyone recently negotiated a wayleave with any of these people?
We have been asked to allow access to our property to lay fibre optic cable for GigaClear. There is no mention of compensation, but a guarded reference to the fact they can compel us to do this if we refuse !I thought we were actually doing them a favour if we sign , and reduce delay.

Logic tells me negotiation would be more sensible, especially if we can benefit from free broadband or installation. What have others on here managed to extract from the situation, or should I just throw it in a good land agents direction?

Community broadband projects such as B4RN rely on goodwill from farmers and landowners but are operating on low margins and volunteer efforts. They will go out of their way to ensure that the landowners get the benefit of a connection if they want it so a relationship with them can be mutually beneficial.

Gigaclear need to be gven credit for the fact that they are installing technology which is hugely superior to the half-assed offerings that BT are foisting on the country, but nevertheless they are an entirely commercial operation who are in it for the money and want to compete directly with BT on a commercial basis. Negotiate with them accordingly.

Locally, progress with GigaClear connections has been shambolic over the last eighteen months.
I realise they are relatively new business, but they have backing from the local district council, and have financial support from the City in the form of players like Woodford investment Management. Really need to start to deliver IMO.
