Has anyone diversified into this glamping thing? What kind of accomodation have you got? What facilities do you offer? Ensuite or seperate toilet block?

Or has anyone stayed in a place that they were really impressed with?

Been thinking about this for a while. Something for better half to do rather than going back to work fulltime.

From what i see there are a lot doing it now, So really depends on your area and what your competition and attractions are. I was also advised that you needed to put in high quality units and a hot tub.
 
Why not go and try one that's the best option. Even if long weekend. Go a distance away and ask questions. Ive thought about it but worked the margins too small for us. With our construction business we work on £150 - £250 profit per day. I thought about a Sheppard's hut but assuming set up costs and low rental, advertising costs etc I cant work out how it pays. Its also too seasonal. The other option is to find work part time even Aldi pay close to £9ph. 3 day working week may pay better than investing in something seasonal. This is the options I have thought about.

If you’re only doing it for the ‘better half’ so they don’t have to go back to work full time, don’t bother you’ll be giving up your weekends and spare time. You will be into the people pleasing game, if thats not you don’t bother. If you are willing to do that its not a bad lifestyle.

Exactly you've hit the nail on the head. Work part time bring home around £10k have holiday pay, sick, bank hols, no hassle. Unless the margins bring in returns like this then don't bother. I think you need to enjoy being around the general public and pleasing them. Be realistic to demands and your free time even though you may think you have no time now that will be squeezed. Also enjoy DIY and washing bedding. Not for us.

I think the main problem will be getting enough beds filled. Our area basically shuts down in the winter months. Apart from hunters and shooters but im sure they wouldnt be interested in this type of accomodation.
 
You are right Dave, the season is April - October and in those 6 months it could be 1. freezing 2. monsoon. Its the set up and weekly overheads that needs to be priced accurately. £700 a week is good but when do you get a return on your investment? Out of that £700 how much is spent on upkeep, advertising, cleaning etc. I think it works in numbers but having just one wont cut the mustard for me. half a year income on a average of £700 a week (could have empty weeks) £18,200. Taking out overheads and loan. Because its a tent whats the livespan of the material and funishings I wonder? If you said 5 years then the fashion may have changed. I assume with a Yurt you could need a lot of storage to pack it all away in the winter? I assume the tent needs to be brought down too?

Sheppard's hut may work better especially as those could be rented out for hunters out of season. Static caravans pay well but again you need numbers.

The yurts were £9.9K to set up and a lot of hard work. But they paid for themselves in year one. Up from April to end October. They could also be fully written off for tax purposes in year 1. I only got 3 years out of them before they became less fashionable. So you have to be aware of that too. How much money you are going to make has to be the primary factor. We did all our own cleaning in year one. But not after that.

I have 12 bell tents and cabin. Bell tents cost about 2 grand to set up, decking, electric and furnishing. They pay for themselves in around 25 days. Yurts and cabins have a slow roi but they can be open longer. My canvas is three seasons old but some people buy cheaper canvas and replace every year. Peak times will be june, July, august. Close mid September until Easter. Then easter onwards it's only weekend trade unless you run a mid week promotion. I'd be more than happy to answer any questions. Like @Chris F says this is a trend ATM so you constantly have to be looking for the next new thing and trying it.
