workshop shed rent charge?

A friend wants to know how much is a reasonable payment for the rent of a 50 year old tin shed 200m2, 5m high roof, electric, lights, concrete floor, with lorry access for unloading. (Roof drips, floor is rough and door is not very secure)

I charge an average of £6 psf for vehicles parked in a large dry barn. But to rent out the whole shed would be a cheaper rate. Leaking roof is bad news though, so cheaper still. As said above, check out the competition.

If its in the middle if no where £13k which is about what your 200 sqm at £6 would run to seem a hell of a lot , it sound as though lt would be worth £3.00 a foot assuming its not going to attact rates maybe a little more .
if you can get £13 k go for it , but might frighten them off ! And how much is the income going to help you out ?
If the income is needed I would go in lower and rent review in 3 years once they are using it and hopefully get a bit more rent later after its a integral part of there business.

And take a look at that article in the FW. Renting out sheds needs some careful thought...so as not to end up with "squatters".

Squatters? All mine are n full contract like the residentials?

Psf is governed by demand, we are lucky here but Pembroke may not be quite so good?!
