Yes. You need to make sure you do not give them security of tenure and have in writing that they are responsible for any business rates that may be applied.Some good points. I have really only had people in our yard whom I have known for a while. I was also warned that if a tenant runs a business from that yard they might have protection as a tenant. I would want to check that. The rates issue can be got round by the tenant being responsible. Of course that will probably legitimise the tenant further. On that basis perhaps a proper agreement needs to be drawn up with some kind of end stop.
