Thinking of letting a small yard to some one to put a
couple of shipping containers in,do I need to charge
VAT on rent as I am vat registered. Does anyone
Know where I can get a simple rental contract.?
 
Will anyone know they are there?

Many will pay cash and keep quiet.

I think if they running a business from there then not vat applicable so just a container should really be charged by rights

You buy the containers so you own them and pay the vat, but don't then claim the vat back on the purchase cost, then you don't need to charge vat on the rent. The yard that we manage for elderly family members does just this all done via accountants.
 
yes charge VAT. Think its a good idea. I would def think about getting a legally binding not cut and paste legal agreement but Im sure if you spoke to yr land agent theyll point you in the right direction - just be weary and do it right (always some clever dick looking at get out clause). Small issues like toilet and rubbish! Storing stolen items etc. Electricity use is always a worry. Get payment in advance. We charged £75pw.

We had a scaffolding company it was good money with little issues. In the end they defaulted and left the shipping container and some contents. It worked out ok.
