So we give you £20,000 and get £21,200 back 3 years later?
The phrasing isn't brilliant, but I read it at 6% annual interest, paid monthly, giving a £100 a month, with the 20k back at the end.

All depends on getting the units well sold. Will @jendan guarantee he will/can re-finance them to pay out if they don't? Intriguing.

I would have to guarantee it or no one would invest. They would sell alright,as long as they are done to a very good standard.Its a good area here. The scheme is similar to what Folk2Folk group are doing,except they charge an extra 0.75% for administration.
 
OK. Im looking for a minimum of 100 investors of a minimum of £20,000 each. A 3 year term,paying 6% interest monthly,with the original £20,000 loan paid back at the end of the term.

so you are looking to spend £2m (excluding land?) to build 6 steadings and refurb a small cottage - what is your expected sales proceeds/profits? (if you don't mind me asking)

All well and good if you have the money in the bank, but for most buying farmland involves borrowing money.

Coupled with a dire harvest and the reality of Brexit, many businesses are really going to struggle.

what effect to you think “the reality of brexit” will have ?

given the state of europe i think it can only be positive re uk land prices ? - the uk is a lot more attractive place to invest than most of the rest of europe right now, especially as food security is suddenly back on the agenda

I found land prices in Western Germany, Denmark, Holland and Belgium to be pretty high tbh.

very true.

ultimately it all comes down to supply and demand. If we see an increase in supply there will be a drop in values. Likewise if there isn’t an increase they will be stable or increase.

considering most land is bought by farmers I personally can’t see them being that hungry at the current time.

All our land sales in the last 15 years have been to investors. A lot of land has sold round here in ten years and while a lot is being farmed, it's not been bought with money from farming. I expect it's different in other countries but this is the shire of investment grade land and big contractors.

I recall an article,a few years ago, where it stated that because of the high price of Danish farmland, that farmer's were so much
in debt that, upon reaching the age to collect their pensions, the banks were commandeering these monies for loan repayments.
Wether this still holds- maybe one of our danish members could fill in the picture??.

Denmark imposed a land tax on all land owned by danes, even if its in scotland about ten yr ago

WTF! - i hope that no one from the Treasury is on TFF, they might get ideas for new taxes to pay off the money the Govt. has borrrowed
during this Covid crisis!!
