Well here in the West Midlands we've had £10,000 an acre for the last 10 years or so until a few sales 2 years ago at £11,000 an acre.

Fast forward to this year and 140 acres of mediocre arable land has just sold for in excess of £14,000 an acre.

£700,000 (offers over) for 117 acres in Leicestershire. Flat, grade 3, floodplain, 8 fields. Borders river, some can flood. Access down narrow lane, big enough for modern kit but lots of dog walkers.

Asking price means nowt, some nearby with an asking price above that, been on market since spring.
When I put a cheeky bid in last week agent didn’t say they’d had a higher offer although has since tried to get me to up my offer saying they’ve had a bit of interest since.
Time will tell but I think he’s bluffing.
Wether the owners are prepared to accept less than a high bid is another matter
