Its a load of bollox. Huge tank of water on standby for steel and concrete shed but it wasnt an issue when building our timber framed house.

They’ve let me away with 20k litres as well, SFS guidance normally states 45k.
They requested hydrant or tank when we built our house but the rules were changed eventually as they realised it was going to be unworkable.... the very nice lady at Scottish water told us to hang on as it would be scrapped. Planning kept requesting hydrants to be fitted in places where local main was only 50mm, hydrant connection is 90mm ?‍♂️. As it happens I was prepared to fit a hydrant as there’s a 14-16inch main runs past house about 50m away until the less helpful department at Scot water said it was not possible and I would have to connect to a different main 275 metres away on other side of main A9 £££££.

I dont know your likely water demand but I would say it would be cheapest to rainwater harvest your 20,000 litres off one of the sheds. I will get Robert to contact you about it, if is of interest,I believe he has priced a tank for you already?

Just to throw in my two pen'rth. I really only supply tanks that would be too big to arrive assembled on a lorry, but have some experience none the less.
  1. Don't think of converting a grain silo for water. It is nearly twice as dense as grain, and the silo will burst unless suitably strengthened.
  2. Make sure the outlet to the tank is easy for the fire brigade to connect up to. They use a wide variety of connections!
  3. I once converted a water tank for fire water, with the correct connector, they then came to look at the site and said they would never use it, because they would have to go past the fire to get to it, and firefighters could get trapped/ injured if they did.
  4. You should install frost protection; probably cheapest to use an immersion heater on a frost stat.
