£130 an acre or so I guess. Renting out not really an option.
Ring fenced or bits everywhere?
Sheep would be fairly low labour and wouldn't need a lot or any machinery.
Just need to get the place fenced.
Fairly easy to manage in one block.
Dairy takes a lot of money to start and is a big commitment. Could you get someone to contract farm it, if you went arable? No need to buy expensive toys then.

I am disapointed @Pieces of Eight has not suggested sucklers and in particular the Lincoln Red Cattle he used to look after!! They would be well suited to Northumberland.

I'm now convinced that the only way sucklers can make money is outwintering, with no housing or bedding, and I'm not sure Northumberland has the climate for it!

Yes, but we have the Breed. I only wish the society realises this, There PR is woeful. There are several L Red herds that never see a shed. I am in the process of swapping a bull with one at the moment.

One option would be forget the "farming" and add value then sell. If it doesn't have a yard, and perhaps not a main house, you might be able to build one?

Has it got mains electricity or poles on it? How about a decent track through the middle? Could you consider planning for say a b&b pig enterprise; borehole; and develop a yard and principle house? 300ac is large enough for a decent setup using all your own muck / straw. Or forget straw and go slatted?

Yes, I'm familiar with the CWC, but i'm not sure they make much money.

I do accept they could teach us a thing or two about bovine anatomy & physiology, I've passed the road end a couple of times but never seen them for myself.

The only way they’d make money is if you ran safaris for rich American dentists wanting some of those impressive horns on their wall.

4,000 b&b pigs in 2 sheds (so 2 locations, no need for enviro agency permission).

House for me. Glamping accommodation. Kennels and paddock for training sheep, run glamping holidays where people pay to bring dogs to train on sheep.

Technograze the rest with dairy beef steers.

Wouldn’t glamping involve interacting with people?🤔
