400ac farm for sale ‘well suited to arable rotation’

A highly productive block of arable land in rural Fife has come to the open market through Galbraith.

The land at Montrave Home Farm is in excellent heart and, although in a rural location, it is accessible to nearby amentities. Just 10 miles from the property is St. Andrews, one of Scotland’s most desirable towns.

Additionally, about four miles away is Lundin Links, a small village within the parish of Largo. The nearby towns of Cupar and Kirkcaldy provide excellent communication with mainline railway stations; while Edinburgh is 39 miles to the south and Perth is 30 miles to the north.

The land at Montrave Home Farm extends to about 168.50ha (416.36ac) in total. It is well located, with easy access to a network of A-roads providing swift access to the M90 to the west.

Duncan Barrie, who is handling the sale of the land on behalf of Galbraith, said:

“This is a rare opportunity to acquire over 400ac of prime arable land in south-east Fife. The land has been classified as a mixture of Grade 3.1 and 3.2 by the James Hutton Institute and is well suited to arable rotation.”

Lot 1 contains 120.30ha (297.26). It is situated to the north of the A916 public road and surrounding the settlement of Montrave. It is split into a total of 21 enclosures.



Meanwhile, lot 2 comprises 48.20ha (119.20ac), which is situated to the south of the A916 public road. It is split into nine enclosures.

“In addition, there are useful blocks of new and mature woodland providing shelter and amenity,” said Duncan.

Lot 1 includes an area of mixed amenity woodland extending to 25.78ha (63.70ac) in total, which is split into a number of shelter belts with a larger block of amenity woodland known as Foggieleys Wood forming the eastern boundary of the subjects.

Lot 2 includes amenity woodland extending to 3.67ha (9.07ac) in total, which provides shelter and amenity to the arable land.

‘A very attractive proposition’


Speaking on the land to date, Duncan said: “The current farming enterprise has been centered on the growing of quality malting barley, wheat for distilling, vining peas and potatoes.”


Galbraith is selling the land at Montrave either as a whole or in two lots, as follows:

  • Lot 1: Offers over £1,525,000 – about 120.30ha (297.26ac);
  • Lot 2: Offers over £665,000 – about 48.20ha (119.10 ac);
  • As a whole: Offers over £2,190,000 – approximately 168.50ha (416.36ac).


“The land is divided into established enclosures which are easily accessible either from the internal farm tracks or from the A916,” said Duncan.

“This is a very scenic part of Fife within striking distance of St. Andrews and the coastal villages of the East Neuk. The lovely location, and the excellent quality of the land on offer here makes for a very attractive proposition,” he concluded.
