Access questions.

Evening all.
I’m just in the early stages of potentially buying my first plot of land.

The agents are saying that it has access off an “unclassified road” which as you can see from the pictures is about the size of a footpath!! It’s not marked on any OS maps as a road or a footpath. It is the only access onto the land.

It’s up a tight country lane which then turns into this. Does anyone have any experience with this sort of thing or and advice where to keep looking for more info?

What exactly is the wording on the title deeds regards to the right of access (if such a right even exists). Maybe you will have to have a helicopter to access the plot legally! What do you actually need to access the plot with.... Who owns that "road"? You would be best not to part with a penny until you have spoken directly with the person who owns the route and discussed your intentions with them.

Could be a RUPP. The 1885 map is normally the original datum that defines any legal accesses. There may be a right to drive animals on it as it looks old. Vehicles would be another matter.

Looks very much like it could be a UCR, check your local council ROW & Highways map to check the status (which county?)
If it is a UCR it will be accessible by enduro bikes and 4x4

If it's not part of the highway, that looks like it would take five minutes to fly tip loads of crap down. I'd say that looks fing awful. What on earth part of the country is that in?

We are off an unclassified road - tarred, maintained by council and capable of taking an artic. That is just a path in some woods. I presume when you say 'plot' you mean to put a house there. Vehicle access with all those trees and planning will cost a fortune
 
It is a 20acre plot of woodland and rough grazing. No plans for a house or anything. To be fair I only spoke to the agent before I had actually seen it and had just seen it on google eartb! Now I’ve actually seen it I need to ring them on Monday with a lot of questions but when I spoke to them they assured me I turned of the country road up an unclassified road to get to it!!! So I was very suprised to be faced with this!!🥰

Have you got a Grid Reference for the start of the lane? Or a Google pin?

Highways Dept at Council will be able to confirm, or otherwise what the routes status is.

I Know someone who purchased a field with very similar access to this, pain in the A***, only accessible in a drought as it never dries out due to the overhanging trees.
