Advice on developing old farm steading 5-10 houses in Central Scotland

We have been mulling this over for a number of years now and have decided to go ahead and develop the area that has the old farm house and a number of old small sheds on it. We should be able to get 5-10 good sized homes and its not going to impact our farming operation. I have been through the planning process a few times now for other developments on a smaller scale and am pretty fed up with it. We are thinking on this one to just get outline and sell as plots or to sell/do a deal on the lot and let a developer do the planning etc.

My current issue is I know a few builders I have had work done by but never dealt with any at the correct scale for this project. I can find companies to build 50 houses or 1 but nothing in between. I don't see the point in doing all the planning work etc and then getting in a builder to do it unless I'm going to project manage it and take the extra profit for my hassles. looking for a company that will come and do the lot and basically take the hassle and time off my plate as I have other things to be busy with.

Any suggestions and recommendations for small scale developers who do farm developments in central Scotland?
 
I know someone who inherited a bit of land with a farmhouse and a few outbuildings up near Perth. He went to a local builders (GS Brown) with a proposal for them to build him a nice house plus a few more that he could sell to finance everything, and like you was unsure how things would work.

Geoff Brown told him that the simplest and most efficient way would be for the guy to sell him the whole plot for an agreed amount that included him building the house for him within the deal. Brown obviously had all the knowledge etc to sort out the planning and other paperwork issues required.

The guy said it all worked out really well. I suppose it depends if you think you can trust the builder (not sure if GS Brown do any building as far south as you are, but I'd certainly recommend them)

Thanks. I thought of that kind of deal and would be interested but like you say its finding a builder you can trust. I'll certainly give them a shout. Thanks

Allanwater homes , Bobby Halliday would probably be interested in the site if selling Dunsire builders may take on the building work if doing it yourself all Stirling based
