We have a rented out 3 bed barn conversion that is shortly due to become vacant.

The departing tenants are good friends who have been there over 8 years & are finally buying a place of their own.
The barn is in a working dairy farm & next to our houses.

We could probably re-let for about £1000/month quite easily in this area.

I wondered if letting it as a holiday let or air bnb may be better, I realise there is a lot more work involved. We are in between Stratford on Avon and Warwick so ideal for tourists and we have motorway access 2 minutes away.

depends how much more its going to earn you? what's the competition charging in the area? Personally on a working farm id just want a decent tenant.

Its a lot more work in terms of cleaning, maintenance etc than a good tenant. Then factor in the working farm bit...... with holidaymakers/tourists you`ll have all kinds of wandering!
We have used a lot of AirBnB places and everyone has been spot on and comparatively cheap.
3 bed cottage in Nairn - £50 a night self catering.
2 bed flat in Edinburgh - £60 a night self catering (during the Festival!).
1 bed apartment in Bothel (Cumbria) - Self catering - £35 a night self catering.
 
Its a lot more work in terms of cleaning, maintenance etc than a good tenant. Then factor in the working farm bit...... with holidaymakers/tourists you`ll have all kinds of wandering!

Don't forget if you are going to Holiday Let it, you have the initial (and ongoing) fair cost of completely furnishing the place, appliances, beds, mattresses and linen etc as well as facilities to launder (or pay a laundry company.

As far as furnishing suitable for Let, knotty pine and hand-me-down sofas etc etc will NOT cut the mustard.

Having done both- I would go back to an AST without any hesitation on as long-er let as you can find a tenant to sign for. (upto 4yrs) You haemorrhage money literally every minute the place is empty.

Seen some real horror stories in the press from sub letting to others to house parties & knocking shops and it is easy to see why. Every place we`ve booked has just had a lockbox for the key and thats it. Luckily we are decent folk, as all our hosts have been, but it could easily go wrong easily from both sides. Maybe they need a feedback type thing like evilbay that goes both ways? Not sure if customer rating is only viewable to hosts??

It seems to me that if you set out to capture the high end holiday let market then it really is worthwhile. I know several 2/3 bedrooms lets, in modest locations but they provide a great service with all 'mod cons' and occasionally allow pets. They are hardly ever empty and turnover around £30k/yr. Got to put the time in though.

On Thursday 26th September, we’re holding a webinar for farmers to go through the guidance, actions and detail for the expanded Sustainable Farming Incentive (SFI) offer. This was planned for end of May, but had to be delayed due to the general election. We apologise about that.
