Barn Conversionand VAT?

I'm sure its been done before but I'm a bit confused.

What element of VAT are you able to claim back and what is not?

I believe there were some changes 2-3 years ago...? Possibly on usage of the build post completion??

VAT helpline has been helpful in the past I found, else ask your accountant.

Mine was not a conversion but a rebuilt/refurb farmhouse, and I claimed the lot. TYhe VAT people asked the question, why the VAT claims were so high for a 12 month period and my accountant simply wrote and told them it was because of building works.

I didn't think you could claim for refurbishment.

I know you can for a new build.

Did you just claim on builders fees or on materials as well?

It was a few years ago mind... I took advice beforehand from an Accountant who really understood the vagaries and peculiarities, especially relating to Agriculture.
Frankly if the tax system has vagaries and peculiarities the judgement should always fall in favour of the tax payer not the states, the states inability to create clear and comprehensive legislation created the vagaries and peculiarities!

DIY VAT reclaim would be the route to go down then, using the form above. One claim at the end, reclaim all the VAT and keep everything separate from the farm business.

Make absolutely certain that contractors are using the correct VAT rate, as if they charge 20% when it should be 5% you will only get 5% out of HMRC and will need to get the rest back from your contractor.
