biggest shed you can build without planning?

On behalf of a friend who owns his house and about 12 acres next to it.

He is an agri-mechanic and wants his own shed/workshop to at least store his tractor in and with the aim of doing some repairs etc. from it.

Any ideas what the maximum size etc. he would be allowed, does it depend on each county council planning policy? Says he's been refused planning so far. i've suggested sounding out planners to see what if anything they would allow by just chatting to them.

Any other opinions?

Under prior notification for an agricultural building your allowed 465m2 or about 100x50. Unfortunately it sounds like your mates shed won't qualify as agricultural as he wants it as a workshop, so may require full planning consent and could also be considered by the powers that be to be commercial and liable for business rates.
 
If it is a workshop, ie non domestic, and I do not believe it qualifies as agric.
Then the short answer is that it needs planning whatever

Also prior notification main benefits are restricted to holdings of 5ha plus, which 12 acres might be nudging but may fall just the wrong side of.

Its all been said really. Fully agree with all the above.

Although for the cost of a prior notification I would probably submit this first then let the planners ask for full planning, also make the shed look as agricultural as possible rather than an industrial building.

all sounds ok , don't mention its for livestock either as would probably then need PP if within 400m of another dwelling,
General store for machinery/equipment and hay etc
