Brown field site.

Can anyone enlighten me about brownfield sites. What you can and can't do with them. What their value might be compared to adjacent arable land. And how do you know if you might have some !?
In this case I am thinking about some ex airfield runway belonging to a friend.
Is it the local authority that designate it as brownfield?

I'm not agent , or expert but I'm next door to an old RAF airfield as it's ex mod it's easier to get planning permission for some reason or so i have been told .

Seriously speak to an planning expert / with experience in ex mod sites .

Interesting one, to what extent was the airfield developed? Was there a large range of buildings or was it a grass strip with a shed for a hanger?

I would say because rates haven't been paid on them.
I believe that if it was an old riding school / stables where rates were paid it would be a brown field site

No they don't. Agricultural sites are specifically excluded from being defined as Previously Developed Land (commonly known as Brownfield). The reasoning behind this is to stop farmyards being flattened for housing etc under the premise of PDL development.
