Hi there
been asked about a plot for builder to use whilst converting building as no road access- what is going rate for this - per m2 or a flat rate- will be asking for secure fencing/ground to be restored & deposit

A land agent would tell you what a compound rate would be possibly?
Get it done right, as long term squatter you can't get out would be a nightmare possibly?

What's he converting a building with no road access to?

Be careful they don't find a way to convert your compound into access.

Mutually agreed sum, for duration of build, ending when Completion Certificate issued, up front. On the assumption that build is for a client.
Watertight legal agreement that they, or their successors liable for clean-up, and any residual contamination; eg, when scallywags vandalise their fuel bowser and dump 500L on the floor.
