Conversion of farm buildings to dwellings - new rules April 6th.

The General Permitted Development rules for converting Ag buildings into dwellings change on April 6th, the property size and number of dwellings creates PD has increased along with other slight changes. In addition the size of general purpose Ag buildings that can be built under permitted development has increased from 465 metres to 1000 (subject). We have done 4 conversions on our farm and for others (100% success), if you want any help, then feel free message.

I must admit I expected that the permitted development would be withdrawn because of abuse of loopholes rather than be expanded.
 
Not sure -Welsh Gov. May have different veiws, and the Local Authority will Definitely have crazy veiws again ?

its not been 'expanded', it's actually been more defined to achieve its objective and bring in line with other policy.

Too many permitted development 465m sheds going up, sitting empty for two years, then converted to storage round here. I've heard of people putting a new one up every two years on every holding they've got.
As in non farmers doing it, speculators with a bit of land.

Surely if you convert to storage....you’d scupper your chance of any future PD buildings on the site?

Saw one yesterday at Harrogate, in the corner of a field with what must have been a 30 degree roof pitch and stunning views over open countryside.

It's permitted development, generally regarded as unscupperable! That's the loophole.

Great way to get the country building things though - by denying councils and grumblers the ability to scupper things. If sheds are built; houses converted; industrial units produced then thats a big tick for the economy. I think they have figured out that local plans and all that gubbins just bring things to a dead-stop.

They don't seem to be. Two years is a long time for a bureaucrat, their memories don't go back that far! Plus, if the use has changed before the application is put in, what councillor is going to kill those jobs and turn down that new income from rates?

I don't really have anything against it happening, except I assumed that it would kill the permitted development for genuine farmers, and that appears not to be the case.
