The building is just a livestock shed, all beit a pretty advanced one. So I can't foresee it being anything other than agricultural.
spill the beans then, how is it 'advanced' and any idea what the external appearance will be and what are you R+D but perhaps the answers are classified if you are onto something new but fair play if you are taking advantage for the tax breaks available for such

It's pretty advanced, but imagine something that's a cross between a roundhouse and the the Eden project in appearance.

It's going to need all of the support and more, as it's an incredibly expensive project for a build of less than 1000m2.

If it is for agricultural purposes and in an agricultural holding for which it is going to be used for then I believe it is PD; for example if you are developing it as a prototype to be used on that farm but if successful the design was sold to other farmers but if the agricultural holding it is to be sited on will to get any benefit of it in agricultural terms then I can't see it being PD.

The build will be done for the benefit of the holding, we will erect the building and they will use it for their stock.

I can't see it being an issue as to the actual construction, just the proposed site being within 400m of a residential structure.

Ok, I think we may have gone off on a tangent then! Is the residential structure owned by the holding and classed as part of the agricultural block?

I am not sure yet, waiting on getting confirmation from the landowner.

I don't think it is though from what I've been told so far. I know it does not have an agricultural tie for example.

In whatever way you feel you can argue the case. Normally it'll be the farmers residence or close family member who is still involved in agriculture. Or maybe they are farm workers cottages for workers on the farm.
I see, that might not be so bad, I don't think the family that live there work on the farm in any full time capacity. But they do from time to time and I think they get on really well with the land owners.

In which case I would suggest looking at the local authority's pre-approval advice service and see if through that you could ascertain whether the LPA would consider it a protected building. From the sounds of things this is the biggest stumbling block and this way you could find out without the need for an application.
