Cost of rent per acre

We have a 16 acre farm which we get £300 per year which has been an agreement in place prior to us becoming the new owners. I would like to change a new fair rate for us all. What would you suggest. The renter uses the land for hay making and also sublets so a sheep farmer. I feel we are not getting a fair deal at the moment. They did put up new fences last year via a grant they obtained?

Hes probs getting double that off the sheep farmer

There are so many factors to take into account it's impossible to say without more detail.
£18.75 / acre does sound low but if they are managing it and fencing it for you, it could be a great deal for you.
If you are calling 16 acres a farm rather than a field, it sounds like a ball-ache of little patches which wouldn't be worth very much to anyone.
Of course it could be worth a lot more, but you might not want it used for spud growing, motorsports etc.

It really is a how long is a piece of string type question.
At the one extreme there are farmers who are taking land for free for looking after it and keeping it tidy, at the other end of the spectrum there will be farmers paying in excess of £200 acre but at the higher end al maintenance of the land will most likely be the responsibility of the owner.
In between there are all sorts of factors affecting its value, two of the major ones being the type and quality of the land and local supply and demand
As I know little other than the area of land you have, I really wouldn’t like to guess what it’s worth

Of course it could be worth a lot more, but you might not want it used for spud growing, motorsports etc.

I’m currently renting a 5 acre field with very poor grazing (mostly moss rather than grass) with water and fencing. There was no fencing or trough when I moved here, I put the fencing up myself and fitted the trough myself. I currently am paying £1100 per year. No bps on my behalf. They do all of that.
You won't turn a profit on that.

It it's as you describe, £100/acre is too much for poor quality permanent pasture with no subsidies.

Think you'd better move on.

Just been reading through the forum, where do you even look for land to rent at those prices, I'm wanting to have a place to grow crops and raise chickens and goats local to stoke but no idea where to look any help would be greatly appreciated

I've acquired 3 acres of excellent grazing land for livestock, and a local farmer wishes to use it for their sheep and lambs. How much per month is a reasonable asking price, please? I'm based in Somerset.
