Are we seeing a general reduced demand for equipped dairy units at the moment? There are lots in wales that are still for sale.

How much would it cost to build a new greenfield dairy nowadays?

Well I’ve a fully equipped 200 cow 140 acre greenfield dairy unit that I started building up on 100 acres in 2012. Got it valued last week but certain I couldn’t get near what I’ve got now for the spend to date. Not going on what I’m pricing the now.

loons in Cardiff bay sticking their oar in and spiralling running costs would fairly put the breaks on. Also banks are getting sqeeky and not looking for new investments.

We've just had to have our revalued, would be very rich if I sold up( last had it done 4 years ago) , after cows breaking out this morning, the money looks more appealing 🤔🤣

The frightening thing is that with current interest rates at say 5% for a fixed loan if you we’re borrowing to pay for a £1m farm you would have to earn £2.4m before tax and interest payments on a 25yr loan. So for a £3m farm that would be £7.2m.

if l was ever lucky enough to have 7 million, would it be the best idea, to invest in farming ?
l would, but that's me, hard hearted, and sane reasoning, might tell us, its not a good idea. Owning the land is, farming it, not so sure.
