Morning all I see there’s a farm to let up in Cumbria looks a fair farm! We are in Shropshire and it would be swallowed up by a big neighbouring farm round here, will it be the same case up there?

Doesnt look like it is up for Tender. Perhaps they want a sensible tenant who will look after the place rather than bid high just to get it. A good owner/tenant relationship is vital on a rented farm, but Ive never come across such a Utopian scenario!

Them type of relationships do exist but eventually some new agent comes along and persuades the landlords that they should be getting more money for the farm and so the rot sets in. Some good landlords resist those approaches but it’s only a matter of time until the next generation of landlords come along with lavish lifestyles that take paying for and the rot sets in.

I even heard of one at £325 but was exceptional, most are around £250 an acre with landlord keeping SFP. Can't be far off being able to pay a mortgage at that rate
