Hello, have being trying to get a mortgage to build a house on my farm but business mortgages won't touch it as the main income is from a "normal" job
Self build won't touch it unless I reduce the land to the build to nothing / small acres
Land registry won't split off a title anymore unless there is a transfer of ownership (issues with granting rights from myself too myself)
Solicitors has suggested putting the land in a company, waiting to speak too accountant about this but from what I can tell would have to pay stamp and captial gains (about the same as the mortgage in the first place).
Am I missing something or is the system rigged against you unless you have piles of cash lying around
