Does size matter ?

We have some away ground which is bordered by some houses. Through the yrs each house has bought a garden plot off the previous land owner. We bought the land seven yrs ago. 3 yrs ago we sold the next house in the line a plot. For a certain amount plus legal fees plus they had to fence it themselves.
today the final house in the row has asked to buy a plot.I told her what the previous plot sold for. She is trying to negotiate with me that it should be less as the plot size is probably only just over half as big as the previous one sold.
Does she have a point or is it all about house price uplift ?

With respect, the price is whatever you want it to be. I thought reasonable market value is based on the uplift in the value of the house as you say. Don't be distracted by waffle. You could add 10% just for her being a witch at this juncture.

Its all about raising the resale value of their houses....adding value, don't listen to any twaddle about self sufficiency or wanting to grow flowers, that might possibly be genuine at the time but will go out the window if its sold on at a later date/ other owners.
Charge them building plot values or not at all because some time in the future/ultimately if they have any sort of access they will apply for another house plot on the bigger garden .

It’s all about uplift in value. Whenever I’ve had to deal with this kind of sale I always quote the price in so much per square foot - say £50/sq.ft. That allows them to buy as much as their budget allows.

For example,
Someone wishing to buy a 10m x 30m strip of land - this is c.3,230 square feet which at £50/sq.ft comes to c.£161,000. I might let myself be negotiated down to, say, £150k or they can buy a smaller patch for less money.

I would not dream of talking to a landowner in this way.

I would not sell any land cheap because there is a chance the fudgers are planning to build a dwelling on it and make money from the whole deal. Remember Clive and his digger fisaco as well. People are crooked and out to con you.

In the early 90’s our neighbours used to just steal the land then wait until we noticed (bit before my time, I was still a schoolboy).
Often it would be around 40m2 and was sold for £3-4K.
I wouldn’t sell a metre to a house for less than £50k now.
That might sound ridiculous, but judging by what went on then, and the houses they have now (after extensions etc) they got the good end of the deal, not us
