Electric board want access to land we have an fbt on. What are our rights?

As above, the electric board want to mole a new cable under a brook. To do this they need access to approx 2 acres of land for 5-6weeks. They are planning to put in a hard standing for machines to work on etc.
When i asked about compensation they said everything would be reinstated as was and the seed replacement cost and establishment cost for the env strip its on would be paid to us. Peanuts really given what they are taking from us. Anyone had this before and maybe a better deal?

Immediately speak to your Land Agent and let them negotiate. Keep detailed notes as to time you spend either visiting the site, answering emails etc, or speaking to the agent etc etc

Get plenty of photo's taken now, as the ground stands, any proposed access ways, gate ways, tracks etc that may be used or damaged by the works.

As said get a land agent or tell them it's £500 quid a week and full reinstatement, we've had that from the railway for a strip 3 metres wide by 250 long.
Just remember how much they charge for a new connection.
 
As above. Get a decent rental out of them and put the land back as it was. If nothing else, it helps them stick to their schedule. I had that out of the gas men. They were very nice guys. Let me borrow their mini digger on the weekends, made a gateway bigger and brought the road scalpings back to the farm for me too.

They may have a legal right, due to being a utility, but only limited, and they could be taking advantage. Land agent at the double
Having some water works undertaken across our land, initialy they said they could do the works without compensation, just reinstate
Landagent (who others have said is paid by them, true) said they have no absolute right and compensation is requied.
Bating a figure around at the moment, BUT they tried it on to begin with,

It does frustrate me that the Agents for these Utilities feel that they need to screw Landowners (and Tenants) as much as possible.

Reported elsewhere on TFF, but I had an agreement with a senior bod from STW for an access to a sewerage manhole once the crops were all planted. I agreed and left an uncultivated headland for vehicle access. A modest area and modest fee, but it was a scratch each other backs type job, as we had already worked sensibly on another manhole access.

'king Agents got involved when it came to pay up a lousy 600 quid. The Bod paid me from his contingency fund, rather than pee about with Dalcours. Another time, Dalcours wanted an access and assistance to carry out survey works, I informed them of my Rate/hr that I would be charging, and was told " we cannot deal with the Landowner!" I emailed back and said in that case, I was not dealing with them! Never heard anymore... :)
