Farm building rental value on an 6 year FBT

been offered a nighbours 90x90ft double doored shed over 6 years if i repair it. on a one year let i guess it worth 5k however over 6 should it be worth less?

5% of the value of what the shed cost or would cost to build?
I would think 5k far too much especially if for 6 years youd be paying 30k
if it was a brand new building panelled 2 high all way round + conc floor it would be just under 60k without you lifting a finger and there supposed to have a 20 year before major maintenance so 5% wouldn't really be out?
