185 acres to let on 5 year fbt just south of Brum with similar remit. Rent free till September then rent payable. Not been cropped for a year and in need of some tlc. Be interesting to see how much rent it is deemed worth. Under Bruton Knowles.

its undulating land, not flat, there is not much clay content, its reclaimed land so forget any natural drainage from bedrock etc

Slightly different, but similar, I have some 'free' land that was in a shocking state, not grazed for 5-10 yrs

My agreement is that it has a nominal rental value of £25/acre, I am to get the land grazed hard, topped, , sprayed etc and record the costs, I will then get that value knocked off the rent.

So far I have it 'rent' free for 1 year and only took it on in September, think it will need a couple of sprays and we'll be good to go, so probably won't pay rent for 2 years.

It is different though as the owner has an interest to keep the place nice and tidy to prevent ingress of do as you likeys and fly tippers etc.
