Good agents in yorkshire for a PD application - Looking to errect 150-250sqm shed for machines and feed.

As it says - its on a 16ha holding on a 5.33ha item I own -
The shed I used to rent was sold and is to beocme housing so i need somewhere to store my gear.... local parish council goes judicial review on everything and is already threatening me so looking for someone who can do it good and straightforwards.

Not after anything fancy - is their an issue If I just want to build my own shed out of poles? Can I then later on add sides etc...

Obviously priority is keeping hay and feeds dry and machines out of the rain - Thiers no evil like repairing a bailer outside after it eats a stone.

I wouldn't sweat the parish council - they have sod all input to anything & even less when it comes to PD, if they are threatening anything then they are over stepping the mark. Provided you're not in a national park or AONB it's usually pretty easy to get applications through.

A Parish Council threatening Judicial review are just a bunch of chancers full of wind and pee. with no respect for taxpayers money. Judicial review is claiming that the planning authority have wrongly given permission, the action is taken against the authority not the applicant.
All you need to do is apply for prior approval, as long as you have 5 hectares, aren't placing it within 25 metres of the highway and aren't putting livestock in it its a formality. Just need to make sure it meets the height limits. Nearly every application I've seen in our Parish has been a freehand sketch done by the applicant. The only one I can recall being turned down was when the applicant failed to fill in the box for the size of landholding and then failed to answer repeated calls from the planning officer asking for the information. I've seen our Parish Council make comments on Prior approval applications, can't get through to them they are wasting their time, unless they can find a blatant lie in the application they might as well say nothing.
10 minutes of research and you can submit this yourself.
 
Parish Council's commenting/objecting on Prior Approval applications for new agricultural buildings is a waste of time and resources. It is either Permitted Development or it isn't. Providing it ticks all the boxes in terms of holding size, dimensions etc then the only subjective part is whether it is "necessary for agriculture on the holding". Put together a letter to accompany your application (or get a professional to do it) explaining the use of the building and you'll be fine.

Why not apply for 1k sq m even if not needed at present. No extra cost and can extend when required!
 
Thats one of the reasons I was asking for agent recomendations - I want to do it right, once.
Ive lost 600sqm of space to Cat Q with landlords selling buildings and this year Im down to 0sqme

Renting is pointless now as anything to let has buildings excluded as the LL understandably for financial reasons will want to develop - so I need my own.

Im going for small currently as I am in talks early stage with a LL about buying my biggest rented bit in blocks over the next 4 to 5 years and If this deal goes on Id want 465sqm their - which suits me perfectly long term having that.
