Farm gate prices aren’t going too shoot up on the back of our small island stopping subs. Remember we will have other countries who will fill any shortfalls.

you wouldn’t know there is tough times ahead the way people carry on at farm auctions

Yea but when they say the total amount of funding will be available they omit to mention to whom & for what it will go, I have a feeling the net will be spread far wider than just for us farmers benefit, plenty of jobs for the pen pushers etc will be found!
well at £12 /acre it wont get taken up

Payment rates are so low they will not be worth bothering with. You have land worth 8k acre and they will pay you £12 year to not do anything with it?

Yep if you are a city buyer you might sign upto it but most people be that farmers or city money wont!

And given the red tape with say low input grassland if you have a new entrant on it for example you will either have to micro manage what they do or word the agreement that if they break the ELMS rules the tenant will have to pay any sub lost/ penalty's etc etc.
Payment rates for the actual scheme have t been set yet . The figures you quote are for the pilot scheme where the participants will still get the BPS

Whilst it is likely that payment rates will increase, that's not really the issue, which is that there needs to be a 180 degree turnaround in the emphasis of ELMS.
There's plenty of important comments about ELMS on this thread, as there have been on all the similar threads, but are people sending these comments in to the co-design process ?
Because there is no point moaning that ELMS has got this far through being written by the wrong people - which it undoubtedly has - if people aren't going to take the opportunity that is now there to get it turned round.
