Grazing licence. If he wants to pay more rent than I would definitely consider it.As the landlord you're responsible for supplying the correct facilities surely ? Clearly needs improvement, I think you should build the tenants a new shed with pens and water troughs

It is a grazing licence.If you let a farm then the tenant has a right to 'peaceable enjoyment' and most tenancies will state that the landlord is free to inspect the property 'with reasonable notice', not 'walk around as you wish', despite what many LL's might think & do.
